Interior renovations

Interior renovations, run by one general contractor

Basements, kitchens, bathrooms and full remodels. One team plans it, prices it and builds it, through the winter.

Most renovations go sideways in the gaps between trades. The framer waits on the plumber, the drywaller waits on the inspection, and you end up being the general contractor on your own house, chasing people who have never met each other.

We run the whole job instead. One team plans the renovation with you, prices it as one project and builds it in the right order, with one project lead you call for everything. We started in concrete, and that is still how we think: the work you cannot see after it is closed in has to be right before anything goes over it.

What we take on

Basement finishing, from a bare concrete room to finished living space. Kitchens, from new cabinets and counters to a full gut and new layout. Bathrooms, from a refresh to a full rebuild down to the studs. Full remodels where several rooms or a whole floor change at once.

Our own crew handles the demolition, the concrete and the project management. Framing and finish carpentry are done by the carpenter we work with on every interior job, and the electrical, plumbing and HVAC go to licensed trades. You deal with us; we deal with everyone else.

One firm price, written down

After the site visit you get one firm written price plus HST, broken into stages so you can see what each part of the job covers. If you change something along the way, the change is priced and written down before the work happens, not discovered on the last invoice.

Built in the right order

A renovation has a sequence, and the expensive mistakes come from doing it out of order. Anything in the floor or the walls goes in and gets inspected before it is closed up. Rough plumbing and electrical come before insulation and drywall. Cabinets and fixtures come after the messy work is done, not before.

Where the work needs a building permit, we tell you at the site visit and build it into the plan, so the inspections happen when they should instead of holding the job up at the end.

Why winter is the time

Outside work in Ontario stops when the ground freezes. Inside work does not. Booking a renovation for the winter means the job gets a crew's full attention instead of competing with spring, and you start the warm weather with the work finished instead of waiting for a start date.

What changes the price

We do not publish rates, and here is why.

A number off a website is a guess, and guesses turn into surprises on the invoice. Every job is priced to what is actually in front of us. These are the things that move it:

  • ·Which rooms are in the project and how much of each one changes.
  • ·Whether walls, plumbing or the layout move, or the room keeps its bones.
  • ·The finishes you choose: cabinets, counters, tile, flooring and fixtures.
  • ·What we find when the old finishes come off.
  • ·Permits and inspections the work needs.
  • ·Whether the house is lived in during the job.

The site visit is free. The quote comes back itemized, with the HST and the total including HST shown, inside 48 hours. What you sign is what you pay.

Common questions
Do you do interior work or just concrete?+

Both. We started in concrete and now run full interior renovations as a general contractor: basements, kitchens, bathrooms and remodels, with our own crew, our carpenter and licensed trades.

Who do we deal with during the job?+

One project lead, from the first visit to the final walkthrough. You get the schedule before we start and updates as the work goes in.

Do you handle permits?+

Where the work needs one, we tell you at the site visit and build it into the plan and the schedule.

Can you work while we live in the house?+

Usually, yes. We plan the order of work so you keep a working kitchen or bathroom for as long as possible and the dust stays in the room we are working on.
